Homes are moving through the market more quickly, spending a median of 59 days on the market after a sharp month-over-month drop of over 43 percent. Even with that faster pace, pending sales are down about 20 percent from last year and new listings have fallen 25 percent, signaling a slower overall flow of transactions.
Pricing is adjusting noticeably, as the typical home value of about $470,000 is down more than 34 percent from a year ago and more than 32 percent from the prior month, even though it still sits slightly above the Nevada average of roughly $461,100. At the same time, the median list price has edged up to $570,000, with a modest 0.88 percent month-over-month increase, and about 75 percent of recent sales closed above list with an average sale-to-list ratio just over 1.00.
