Year-over-year, Fulton County is seeing mixed shifts in July 2026, with typical home values up modestly while list prices have edged down. The typical home value has risen about 1.5% from a year ago, but the median list price is down more than 6%, suggesting some pricing restraint from sellers. At the same time, new listings have fallen sharply compared with last year, dropping by about 30%, which tightens choices for buyers.
Looking at the latest month, inventory and activity are both changing in notable ways. Homes are also moving more briskly than last year, with median days on market down sharply to 39 days, and nearly half of recent sales closing above list price as the average sale-to-list ratio tops 101%.
