Maumee’s rolling three-month data through April 2026 shows home values trending higher than a year ago. The typical home value is up more than 10 percent year over year, even with a small recent dip month to month. Sellers are often getting strong results, with the average sale-to-list price ratio above 105 percent and about 60 percent of homes selling above list.

Looking more closely at supply and speed, inventory has shifted notably from last year. Months of supply has climbed to about 4.4, more than doubling year over year, yet active listings are still down more than 20 percent from a year ago, signaling fewer options overall but slightly more breathing room than in the past. Homes are still moving relatively quickly, with a median of 37 days on the market, which is modestly shorter than a year ago in this rolling view.

Recent activity levels point to a market that is active but cooler than peak periods. Homes sold over the latest three-month stretch are down nearly 27 percent compared with a year earlier, and new listings and pending sales are also lower year over year, even though they have picked up versus the prior three months.
