October’s finalized data reported the typical value of a home in the county to be $307,000—up 14.13% over the previous 12 months. For comparison, state-level data pegged home values at $265,100 in Ohio for the most recent reporting period. That number is expected to float around $267,350 in November.
Madison County had 68 new listings and 56 listings that went under contract in October, increasing the area’s total available inventory to 128—up 5.79% from the previous month. Inventory is projected to have further increased in November.
Of those 128 active listings, 25.0% reduced their price in the month of October. The median listing price for homes in Madison County grew 2.25% from September to October, bringing the current median listing price to $337,330. Based on projected data for November, listing prices may continue to grow.
