Navarre’s rolling three-month snapshot shows very limited inventory, with only six active listings and just three homes sold. New listings are down sharply compared with a year ago, and homes sold have been cut by more than half year over year. Buyer urgency is clear, with the median days on market shrinking to just three days and months of supply falling to about 1.1 months, down nearly 70 percent from last year. Nearly all recent sales closed above asking, and the average sale-to-list ratio is now above 105 percent, both pointing to strong seller leverage despite softer values.
