Year-over-year, Wayne County shows softer prices and activity even as much of Ohio trends higher. The typical home value is down a bit from last September while statewide prices are up more than 5 percent, and local homes sold have fallen over 11 percent compared with a year ago.
In the latest September snapshot, buyers are seeing fewer choices, with active listings down nearly 16 percent from last year and new listings lower by about 10 percent. At the same time, median list prices have climbed more than 12 percent year over year, signaling that sellers who do list are aiming higher than before.
Conditions still lean toward sellers, with only 1.9 months of supply compared with about 3 months across Ohio and roughly a quarter of Wayne County homes selling above list.
