Year-over-year, Washington County’s typical home value in July 2026 inched up while the median list price climbed more noticeably, signaling modest price appreciation. Compared with the state overall, local prices are lower than Oklahoma’s median sale price, giving buyers relatively more affordability even as values trend upward.

In the latest month, inventory tightened with active listings down from a year ago and months of supply falling to 2.2, reinforcing its status as a seller’s market. At the same time, median days on market lengthened to 27, suggesting buyers have a bit more breathing room to make decisions than in some past periods.

Sales activity has cooled somewhat, with homes sold and pending sales both lower than last year even though new listings also declined. Even so, about a quarter of homes sold above list price and the average sale-to-list ratio stayed near 99 percent, showing sellers still hold some pricing power while engaged buyers are ready to act.
