Year-over-year, Washington County’s typical home value is up modestly, rising about 4 percent to roughly $232,000 in May 2026 even as Oklahoma overall saw a smaller price gain. At the same time, homes sold increased about 10 percent from last year and pending sales are up around 11 percent, signaling stronger demand than a year ago.

In the latest month, prices and activity point to a fast-moving market. The median days on market dropped to just 13 days, down sharply from earlier in the year, and nearly 46 percent of homes went off the market within two weeks, while about 21 percent sold above the list price with the average sale-to-list ratio near 98 percent.

Supply conditions help explain this pace, with only 2.4 months of inventory in May compared with about 3.9 months at the state level, reinforcing Washington County’s seller’s market designation.
