Oklahoma home values and prices are edging up compared to last year, with the typical home value and median sale price both a bit higher year over year. Homes sold have climbed nearly 8% from a year ago, signaling stronger buyer activity. At the same time, the share of homes selling above list price has slipped slightly, and the average sale-to-list ratio has nudged down, showing buyers have a bit more room to negotiate.

Looking at the latest monthly snapshot for May 2026, the typical home value sits around $264,000, while the median list price is close to $267,000. Inventory is expanding gradually, with active listings up about 4% year over year and just over 21,000 homes on the market, and months of supply at 3.9 keeps conditions close to neutral between buyers and sellers.

Recent trends also point to a steady pace of new opportunities, with more than 5,300 new listings in May and pending sales up year over year. Homes are taking around 45 days to go under contract on average, which is similar to much of the past year and indicates a measured, not rushed, market. With roughly 29% of homes going off market within two weeks, the most appealing properties still move quickly.
