Year over year, Bristol County home values have risen faster than the state overall, with the typical home value up about 9 percent compared to roughly 7 percent statewide. Listing prices climbed even more sharply, jumping about 19 percent from last July. At the same time, homes are taking much longer to sell, with median days on market surging more than threefold over the past year.

In the latest monthly snapshot for July 2026, the typical home value reached about $736,000, while the median list price was roughly $749,000. Inventory has loosened compared with last year, as active listings are up about 32 percent and months of supply has nearly doubled, yet conditions still lean toward sellers with only 2.2 months of supply.

Sales activity has cooled despite the added inventory, with homes sold down about 22 percent year over year, even as new listings increased nearly 23 percent and pending sales jumped about 31 percent. Pricing power has eased slightly, with the share of homes selling above list dipping to about 44 percent and the average sale-to-list ratio hovering near 100 percent. For buyers this mix of higher prices, slower sales, and more options can be confusing, and for sellers it can be tricky to price and time a listing, so Agent Pronto can connect both sides with a local Bristol County agent who understands these shifting conditions.
