Over the past year, Bristol County’s typical home value has slipped about 7.4 percent, even though homes here remain pricier than the Rhode Island average of roughly $535,700. Inventory is also down sharply year over year, falling nearly 37.8 percent, and pending sales have dropped about 30.9 percent. New listings are especially scarce, with almost 48.7 percent fewer homes coming on the market than a year ago.

In March 2026, the typical home value stood near $625,000, while the median list price was around $715,000 and homes spent a median of 43 days on the market. Buyers faced just 61 active listings and 3.1 months of supply, yet sellers often still received nearly full asking price, with an average sale-to-list ratio of about 0.995 and roughly 40 percent of homes selling above list.

Looking ahead to April 2026, typical values are projected to edge up to about $645,000, with the median list price expected around $727,750 and inventory ticking up to about 65 homes, keeping the area in a seller’s market by local standards. At the same time, a notable 19.7 percent of listings recently saw price drops, signaling that well-informed pricing strategies matter. Whether you are a buyer navigating tight options or a seller aiming to stand out in Bristol County, Agent Pronto can connect you with an agent who understands these numbers and how to use them to your advantage.

Learn more about what Bristol County has to offer.

Bristol County offers residents a welcoming blend of scenic coastal beauty, rich history, vibrant community life, and easy access to parks, good schools, cultural amenities, and employment opportunities.

Bristol County stands apart from nearby coastal areas with its close knit scale and strong sense of local heritage. The communities of Bristol, Warren, and Barrington offer a quieter alternative to larger cities, while still providing easy access to Providence and nearby Newport. Historic streets in Bristol frame the busy harbor, and the town’s acclaimed Fourth of July Celebration is a point of pride for generations of residents.

Water is central to daily life here. You can stroll the shoreline at Colt State Park, launch a kayak from Warren’s waterfront, or enjoy the East Bay views from Barrington. The East Bay Bike Path links the county’s towns, connecting neighborhoods to parks, marinas, and casual spots like Warren center. Local institutions such as Roger Williams University and the Herreshoff Marine Museum add academic and nautical depth, while family favorites like Blount Clam Shack keep the seafood tradition alive.

Housing options range from classic captain’s homes and village colonials to newer neighborhoods and waterfront condos. Because inventory can be tight and demand is highly seasonal, timing and preparation matter for both sides of a transaction. Whether you are planning a first purchase in Bristol County or considering selling a long held property, Agent Pronto can connect you with a local real estate professional who understands the nuances of each town and can guide you from early planning through closing.

“Shelley Andrade was an enormously helpful advocate during the process of our home purchase from start to finish. She introduced herself and offered assistance during an open house at a home we were interested in. As first time buyers, my husband and I were unfamiliar with the specific steps necessary to acquire a loan, submit an offer, and close on a property-- Shelley helped us every step of the way. She was attentive, communicative, honest and transparent throughout. I would highly recommend her to any friend or relative looking to buy or sell a home. A very positive experience!”

“We can't recommend Deanna Tighe highly enough! From start to finish, she was an exceptional communicator, always keeping us in the loop and guiding us through each step of the home-buying process. Her deep knowledge of the local market and the town where we purchased was invaluable. She connected me with trusted inspectors and vendors, ensuring we were starting on the right foot with this property. What truly stood out, though, was how Deanna handled a particularly challenging situation with difficult sellers. She fiercely negotiated on our behalf and provided me reassurance, even when I felt the purchase might not happen. Ultimately Deanna secured the perfect home for my family. I couldn’t be happier with the outcome and am so grateful for her expertise and dedication!”

“Brad was always very professional and always took the time to explain things to us. He knew how critical it was for me to sell my house in North Providence in order for us to buy our new home in Westport Massachusetts. He made it a smooth and easy process when most of the time it can be a stressful situation to deal with but because we had Brad we always felt like we were in good hands and we knew we were.”

“This was the second time Reba sold a house for me. The first time she sold the house for $30,000 more than I thought it was worth and this time she sold it for $25,000 more than I would have fetched on my own, $55,000 more in my account because of her uncanny ability to price, adjust and negotiate with perspective buyers. I've been in the buy, rent and sell rental Real Estate for 35 years. Reba has been a Godsend for me as I close out my positions and look to retire”
