May’s finalized data reported the typical value of a home in the county to be $292,250—down 1.34% over the previous 12 months. For comparison, state-level data pegged home values at $391,500 in South Carolina for the most recent reporting period. That number is expected to float around $396,750 in June.
Chester County had 141 active listings in May, including 56 new listings. Overall, active listings were up 2.17% from the previous month.
Of those 141 active listings, 35.46% reduced their price in the month of May. The median listing price for homes in Chester County grew 12.34% from April to May, bringing the current median listing price to $314,450. Based on projected data for June, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In May 2025, the median time for a listed property to go pending was 86 days, compared to 105 days in May 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this June.
