Inventory in Chester County has eased but remains relatively high, with 223 active listings in April and a months-of-supply level rising to 6.3. New listings dropped nearly one-fifth from March and are down more than 10 percent from last year, which could limit fresh options for shoppers. Even with fewer new homes hitting the market, pending sales climbed almost 10 percent month over month and more than 11 percent year over year, showing buyers are still writing contracts.

Prices are edging upward as deals continue to close. The typical home value reached about $294,000 in April, up roughly 3 percent from March and more than 6 percent compared with a year earlier. Sellers are often adjusting to meet buyers, with the average sale-to-list price ratio at about 95.6 percent and around 15 percent of homes selling above asking. Compared with South Carolina overall, where months of supply is closer to five, Chester County is offering buyers a bit more breathing room.

Homes are taking longer to sell, with the median days on market stretching to 113 days, up from under 100 days just a month earlier and much higher than a year ago. This slower pace, combined with higher inventory, can give buyers more time to evaluate options while signaling sellers to price strategically from the start.
