Chester County is seeing moderate inventory with 214 active listings in May, down slightly from last month but up compared with a year ago. New listings have slowed, dropping more than 30% year over year, which means fewer fresh options coming to market. Pending sales are also down from last year, suggesting a more measured pace of homes going under contract.

Prices are holding relatively steady despite these shifts. The typical home value is just under $290,000 and is down only slightly from a year ago, while the median list price has slipped a bit more year over year. Compared with the state as a whole, where the median sale price is higher at about $352,000, Chester County offers a more affordable option for buyers.

Homes are taking longer to sell than they did last year, with the median days on market at 75, even though that figure has improved sharply from April. Months of supply has fallen month over month to 4.1, but is still much higher than a year ago, reinforcing the neutral market balance between buyers and sellers. Only about 12% of homes are closing above list price and the average sale-to-list ratio sits just over 98%, pointing to modest negotiation on both sides.
