Home prices in Cielo Vista North have eased in the latest rolling three-month period, with the typical home value down nearly 19% year over year to about $220,000. At the same time, sellers are asking more, as the median list price has climbed more than 29% from a year ago to roughly $290,000, widening the gap between list and sale prices.

Listing and contract activity show a mixed picture. Active listings are up about 24% year over year, yet new listings have fallen more than 30%. Pending sales have risen nearly 22% over the same period.
