Year over year, Falls County home values have softened slightly while list prices have climbed. The typical home value is down about 1 percent from last July, but the median list price is up more than 14 percent. At the same time, active listings are down nearly 22 percent and homes sold have dipped about 7 percent, pointing to fewer options and somewhat slower sales.

In the latest July 2026 snapshot, the typical home value sits around $180,000 while the median list price is about $162,000, suggesting sellers are pricing somewhat below recent sale levels. Inventory stands at 49 active listings with roughly 4.7 months of supply, which lines up with Falls County’s neutral market gauge.

Conditions also look different from the broader Texas market, where the median sale price is much higher at roughly $344,000 and supply is closer to 5.8 months. Falls County is seeing longer marketing times at a median of 93 days, yet about 25 percent of homes still sell above list and the average sale-to-list ratio is nearly 98 percent, showing buyers and sellers are ultimately meeting near asking prices.
