Active listings are up slightly month over month, while new listings and pending sales have both pulled back, with pending contracts dropping more than 20 percent from July. Homes are taking longer to go under contract, with median days on market jumping to 47, a notable rise both month over month and compared with last year.
Pricing so far is holding firm despite the slower contract flow. The typical home value is up about 12 percent from a year ago, and the median list price has climbed nearly 8 percent year over year, even as the share of homes selling above list remains low at under 3 percent. Months of supply has eased to around 4.3, down sharply from a year ago and still below the 5.7 months seen across Texas, which supports a mild seller’s edge.
Compared with the broader state, Jefferson County offers homes at significantly lower price points, with typical values well below the Texas median sale price. At the same time, slightly tighter local inventory than the state overall suggests buyers have options but less slack than in some other Texas markets.
