Buyers in China, Texas are seeing limited options, with only 17 active listings in the latest rolling three-month period. New listings are up sharply year over year, rising more than 30 percent, yet months of supply has tightened to just 1.4. Homes going under contract dipped compared to a year ago, with pending sales down nearly 30 percent, signaling a more selective pool of buyers.
Prices have been edging higher in response to this lean inventory. The typical home value over the past three months is up about 5 percent from a year earlier, and the median list price has climbed by a similar margin. Even with this upward pressure, buyers are seeing some negotiating room, as the average sale-to-list ratio sits around 95 percent and only about 11 percent of homes are closing above asking.
