For comparison, city-level data pegged home values at $239,500 in Morgantown for the most recent reporting period. That number is expected to float around $244,000 in May.
North Hills had 6 new listings and 5 listings that went under contract in April, decreasing the area’s total available inventory to 7—down 12.5% from the previous month. Inventory is projected to have further decreased in May.
The median listing price for homes in North Hills fell 5.56% from March to April, bringing the current median listing price to $382,500. Based on projected data for May, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In April 2025, the median time for a listed property to go pending was 97 days, compared to 79 days in April 2024.
