Home prices in Marathon County have climbed notably over the past year. The typical home value in May reached about $289,000, up roughly 18 percent from a year earlier and outpacing the statewide gain of around 6 percent. Supply has expanded as well, with months of supply up more than a third year over year to about three months.

Conditions in the latest month show a market leaning toward sellers but with more options for buyers than last year. Active listings grew to 436 in May, a modest year-over-year increase but a double-digit rise from April, while homes sold dipped about 7 percent from last May. Properties are taking longer to go under contract than a year ago, with median days on market up just over 21 percent to 48 days, yet the average sale-to-list price ratio has inched above 101 percent, indicating buyers are still bidding close to or slightly over asking.

Short-term listing activity is picking up into late spring. New listings increased nearly 12 percent from April to May, and pending sales jumped almost 30 percent over the same period, suggesting steady demand even as inventory builds. Roughly 45 percent of recent sales closed above list price, a slight decline from last year but still a strong signal of competition for desirable homes.
