Year over year, Marathon County home values have climbed at a solid pace, with the typical home value up more than 12 percent. Homes are also moving much faster than a year ago, as the median days on market has dropped sharply to about a month and a half. Sales activity is higher than last June, with homes sold and pending sales both posting notable gains.

In June 2026, the typical home value and median list price were both just under $300,000, showing sellers are pricing close to what buyers are paying. Inventory ticked up to nearly 500 active listings, yet months of supply tightened to just over two months, reinforcing the current seller’s market conditions.

Competition shows up clearly in how homes are transacting. Nearly half of recent sales closed above the asking price, and the average sale-to-list ratio edged above 101 percent. More than 60 percent of homes went off the market within two weeks, underscoring strong, timely demand compared with the broader Wisconsin market, which has more supply and slightly higher prices.
