Active listings are down sharply from a year ago, falling about 44 percent to just 10 homes, while homes sold are also lower year over year. New listings, however, are up roughly 19 percent compared with the same period last year, adding a bit of fresh choice for buyers.
Contract activity is steady, with pending sales essentially flat year over year and seven homes closing in the latest three-month window. Median days on market have improved to 46 days, running about 10 percent faster than a year ago, and nearly 60 percent of homes are going under contract within two weeks.
Pricing shows sellers still hold an edge, but with some nuance. Typical home values in the area are up just over 3 percent year over year, yet the median list price is down about 11 percent, suggesting sellers are pricing more carefully to meet buyers where they are. Even with that shift, more than 71 percent of recent sales closed above list price and the average sale-to-list ratio sits above 102 percent, both stronger outcomes than a year ago. Months of supply has risen to 2.8 months, similar to the broader Milwaukee market at 2.9 months, but Upper East Side values remain much higher than the city overall.
