Lower East Side home values in this rolling three-month view are up compared with a year ago, rising about 7 percent. At the same time, the broader Milwaukee market has seen slower price growth of about 3 percent. Inventory in the neighborhood has expanded much faster year over year than in the city overall, signaling more options for local buyers.

Current conditions show a typical home value around $333,000, noticeably higher than the Milwaukee city median of roughly $236,000. Buyers are seeing more choice, with active listings up nearly 44 percent from last year and months of supply more than tripling to 4.9, even as homes sold have inched up. Sellers, however, are contending with a smaller share of properties selling above list price and an average sale-to-list ratio just under 98 percent, suggesting pricing needs to be calibrated carefully.

Momentum has picked up on the activity side, with new listings up about 67 percent year over year and pending sales rising more than 20 percent. Homes are taking longer to go under contract than a year ago, with median days on market currently at 57 days, but a notable portion still go off the market within two weeks.
