Calera’s rolling three-month snapshot through May 2026 shows a busy flow of homes coming on and off the market, with 163 new listings, 151 homes sold, and 180 going under contract. Inventory is moderately tight at 325 active listings and 3.6 months of supply, even as active listings are slightly lower than a year ago and homes sold are up more than 20 percent year over year.

Even with that slower pace, months of supply has moved down sharply compared with last year, and pending sales are up more than 30 percent year over year, reinforcing Calera’s seller-leaning conditions.
