Inventory in Escambia County has inched up, with active listings rising slightly from a month ago while new listings dipped compared with both last month and last year. At the same time, homes moving through the pipeline are increasing, as pending sales are up more than 11 percent month over month and nearly 36 percent year over year, signaling stronger contract activity.

Pricing is adjusting to this changing flow, with the typical home value around $143,000, down sharply from April yet still a bit higher than a year ago. Time on market has shortened noticeably, dropping from 118 days in April to 66 days in May even though it is much higher than this time last year, while available supply tightened to just over three months compared with nearly five months a month earlier.
