May’s finalized data reported the typical value of a home in the neighborhood to be $365,000—down 4.56% over the previous 12 months. For comparison, city-level data pegged home values at $382,500 in Apache Junction for the most recent reporting period. That number is expected to float around $382,500 in June.

Palm Springs had 16 new listings and 8 listings that went under contract in May, increasing the area’s total available inventory to 12—up 50.0% from the previous month. Inventory is projected to have further increased in June.

The median listing price for homes in Palm Springs grew 1.38% from April to May, bringing the current median listing price to $404,950. Based on projected data for June, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
