Inventory in Arizona held fairly steady in August, with about 48,400 active listings and only a slight year-over-year dip. Contract activity is mixed, as homes sold edged down roughly 1% from last year while pending sales are down nearly 4%, hinting at a somewhat slower flow of new deals.
Pricing is showing mild downward pressure, with the typical home value near $428,000 and off about 1% from a year ago. At the same time, sellers are still asking a bit more, with the median list price up almost 2% year over year and the average sale-to-list ratio holding just under 98%.
Market balance continues to lean neutral, with months of supply up more than 6% from last year to about 4.7 months and the share of homes selling above list sitting near 10%.
