Year-over-year, Charleston’s rolling three-month median sale price is down sharply, even though the typical home value now sits around $182,000. At the same time, the median list price is up more than 20 percent compared with last year, signaling sellers are testing higher asking prices. Active listings have fallen about 30 percent over the year, which helps explain why the area is still classified as a seller’s market.
