Lowell’s rolling three-month numbers through August 2026 point to lower prices but much stronger activity than a year ago. Typical home values are down nearly 12 percent year over year, while median list prices are off about 9 percent. Yet homes sold have jumped more than 40 percent and pending sales are up over 60 percent compared with the same period last year.

New listings are up nearly 50 percent year over year, and active listings have grown about 11 percent, while months of supply has fallen to just 2.4 months, underscoring that sellers still hold some leverage. Homes are also moving faster than a year ago, with the median time on market down to 19 days.
Looking back over the past couple of years, Lowell has shifted from very tight inventory and quick sales to a market with more listings but sustained demand. The share of homes selling above list price has dropped to about 14 percent and the average sale-to-list ratio now sits just under 100 percent, which indicates pricing has aligned more closely with buyer expectations.
