October’s finalized data reported the typical value of a home in the county to be $130,000—up 12.55% over the previous 12 months. For comparison, state-level data pegged home values at $271,700 in Arkansas for the most recent reporting period. That number is expected to float around $274,250 in November.
Desha County had 6 new listings and 4 listings that went under contract in October, increasing the area’s total available inventory to 22—up 4.76% from the previous month. Inventory is projected to have further increased in November.
Of those 22 active listings, 27.27% reduced their price in the month of October. The median listing price for homes in Desha County grew 28.67% from September to October, bringing the current median listing price to $170,000. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In October 2025, the median time for a listed property to go pending was 69 days, compared to 69 days in October 2024.
