Year-over-year, Jackson County’s home values have been essentially flat, with the typical sale price down less than one percent while the statewide median is up just over three percent. Listing activity has shifted more noticeably, as the median list price is down more than 13 percent from a year ago and active listings are up about a quarter, giving buyers more options than before.

In the latest May snapshot, inventory stood at 53 active listings with 10 new listings added, and months of supply has climbed to 8.1, far above Arkansas’s 4.5 months. Homes are taking much longer to sell than a year ago, with the median days on market jumping to 126, which underscores the current buyer’s market conditions.

Recent sales volume has cooled, with just 5 homes sold in May and closed sales down roughly one quarter from last year, even as pending sales are slightly higher than a year ago.
