Over the latest rolling three-month period ending in May 2026, Lavaca shows notable year-over-year shifts. The typical home value is down sharply from a year ago, falling about 18 percent, while the median list price is also lower by nearly 15 percent. At the same time, inventory has grown, with active listings up more than 60 percent compared with last year.

This expanding supply is paired with more activity from both sellers and buyers. Homes sold are up around one-third year over year, and new listings have jumped nearly 70 percent, suggesting more movement on both sides of the market. Pending sales have risen especially fast, more than doubling compared with a year earlier, which points to stronger contract activity despite softer prices.

Conditions are taking longer to resolve, with the median days on market now about 40 days and months of supply near five, both significantly higher than a year ago. Even so, roughly 22 percent of recent sales closed above list price and the average sale-to-list ratio is holding just under 100 percent, indicating that well-priced homes can still attract solid offers.
