Inventory in Lawrence County held steady in May, with 72 active listings, almost unchanged from a year ago. Contract activity cooled month over month, as homes sold fell to 11 and new listings dropped by about a third compared with April. Pending sales also eased slightly from last month, but they remain up strongly from a year ago, signaling more deals in the pipeline than last spring.

Pricing has shown some sharp short-term adjustments. The typical home value fell nearly 20% from April to about $109,000, while the median list price jumped roughly a quarter in the same period and sits more than 45% higher than a year ago. That gap between what sellers are asking and what recent sales have closed for suggests buyers have room to negotiate and sellers need to price carefully.

Homes are taking much longer to sell, with the median days on market climbing to 178, far above both last month and last year, and months of supply increasing to 5.4, a bit softer than the 4.5 months seen statewide in Arkansas. No recent sales closed above list price, and the average sale-to-list ratio sits near 95%, reinforcing the need for realistic expectations on both sides.
