Lawrence County’s housing market is seeing a steady flow of homes and buyers. There were 48 homes on the market in February 2026, with 12 new listings and 15 pending sales. Inventory has inched up about 2 percent over the past year, even as new listings fell more than 40 percent.
Pricing is adjusting to this balance between supply and demand. The typical home value is about $119,900, which is far below the Arkansas average of $263,900, and it is projected to ease to around $95,850 next month even as the projected median list price edges up toward $191,100. Sellers are still in a favorable position overall, with the market gauge at 32 and labeled a seller’s market.
Homes are taking some time to move, but days on market are trending down. Properties spent a median of 72 days on the market in February, about 14 percent faster than a year ago, and roughly 8 percent quicker than the prior month. Only about 8 percent of recent sales closed above list price, while nearly 19 percent of sellers made a price cut, and the average sale-to-list ratio is just under 94 percent.
