Month to month, August brought fewer new listings and a small dip in active inventory, yet closed sales and pending contracts still moved higher. Only about 14 percent of homes sold above list price and the average sale-to-list ratio hovered near 98 percent, suggesting buyers have some room to negotiate even in a seller-leaning market. Compared with the statewide median price of roughly $276,000, Mississippi County offers relatively more affordable options for budget-conscious shoppers.
