Inventory in Scott County has tightened compared to last year, with active listings down about one-fifth even as supply is still nearly six months. Homes are taking a long time to move, with the median days on market at 167, far above the statewide pace. Contract activity is muted, as both new listings and pending sales are down more than 50% year over year, and only three homes sold in May.

Compared with Arkansas overall, Scott County is more of a buyer’s market, with 5.9 months of supply versus 4.5 months statewide and a lower average sale-to-list ratio of 96%, indicating buyers often negotiate discounts.

Recent monthly shifts underscore how fluid conditions can be in a smaller market. Median days on market were cut by more than half from April to May, while months of supply fell sharply from 9.5 to 5.9 as some inventory cleared. Even so, the share of homes selling above list price, at about one-third, is lower than last year, suggesting buyers have more room to negotiate.
