The typical home value in Sharp County is projected to be $181,250 for the month of December. November’s finalized data reported the typical value of a home in the county to be $177,500—up 39.76% over the previous 12 months. For comparison, state-level data pegged home values at $268,600 in Arkansas for the most recent reporting period. That number is expected to float around $267,700 in December.

Sharp County had 33 new listings and 27 listings that went under contract in November, decreasing the area’s total available inventory to 157—down 2.48% from the previous month. Inventory is projected to have further decreased in December.

Of those 157 active listings, 12.1% reduced their price in the month of November. The median listing price for homes in Sharp County grew 24.37% from October to November, bringing the current median listing price to $199,000. Based on projected data for December, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 90 days, compared to 111 days in November 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this December.
