Union County is seeing a fairly lean pool of homes for sale, with 77 properties on the market and 24 new listings in the latest month. Inventory has slipped about 9 percent from the prior month, even though it is still up more than 13 percent from a year ago. Pending sales are at 25, down nearly 17 percent year over year, signaling a cooler pace of contracts compared with last spring.

Home values and asking prices are moving in different directions. The typical home value is about $160,000, which is almost 18 percent lower than a year ago and sits well below the Arkansas state typical value of roughly $270,400. At the same time, the median list price has climbed to about $191,950, jumping nearly 25 percent from the prior month.

Homes are spending a median of 65 days on the market, which is much longer than a month ago but still about 31 percent faster than a year earlier. Sellers are adjusting, with around 31 percent of listings showing price drops and only about 9 percent of sales closing above list, while the average sale-to-list ratio is near 0.94 in a seller’s market reading of 31 on the market gauge.
