Union County is seeing tight but active inventory heading into late spring. There are 109 active listings on the market, down slightly from last month but up compared with a year ago. Pending sales have jumped about 68 percent month over month and more than 69 percent year over year, signaling strong buyer interest even as new listings have fallen sharply.

The typical home value is up roughly 9 percent from a year ago, yet it slipped about 3 percent over the past month, while the median list price has surged nearly 49 percent year over year. Months of supply has dropped to about 2.5 months, far below the roughly 4.5 months seen across Arkansas, reinforcing Union County’s status as a seller’s market.

Homes are taking some time to sell, with a median of 41 days on market, though that is an improvement from last month. Very few sales are closing above list price now, and the average sale-to-list ratio of about 95 percent suggests buyers still have room to negotiate.
