Union County is seeing a mixed picture for supply and demand this June. Active listings dipped from May and are down to just over 100, even as homes sold jumped more than 20 percent month over month and nearly 35 percent year over year. Pending sales, however, dropped sharply from May and are well below last year, signaling a slower pipeline of homes moving under contract.

Prices are responding firmly to recent demand. The typical home value in Union County is up more than 20 percent from May and more than 20 percent compared with last year, while the median list price is also up strongly year over year despite a small monthly decline. Even with those gains, prices sit below the statewide median of about $284,000, which may appeal to cost-conscious buyers relative to the broader Arkansas market.

Market speed shows a clear shift from last year. Homes now take a median of 54 days to sell, far slower than a year ago, yet months of supply has tightened to just over two months, well below the state’s 4.7 months and more typical of a seller-leaning environment. Only about 14 percent of homes are selling above list price and the average sale-to-list ratio is just over 93 percent, suggesting buyers still have room to negotiate.
