Pulaski County currently leans toward sellers, with a seller’s market gauge of 44. Inventory sits at about 3.9 months of supply, a bit tighter than the 4.5 months seen statewide. Typical home values are around $256,000, slightly below the Arkansas median but up more than 10 percent from a year ago.

Price trends highlight this gradual upward pressure. The typical home value has risen roughly 3 percent just since April, even as the median list price has pulled back compared with both last month and last year. Activity has cooled somewhat but still shows solid demand. Homes sold in May slipped slightly from the prior month, yet pending sales remain strong and about 17 percent of properties are closing above their list price, up sharply from April. Buyers are seeing some relief in marketing time, with homes taking a median of about 48 days to sell, while sellers benefit from firm prices and a sale-to-list ratio near 98 percent.
