The typical home value in the Los Angeles, CA metropolitan area is projected to be $912,470 for the month of November. October’s finalized data reported the typical value of a home in the metro to be $912,050—up 5.74% over the previous 12 months. For comparison, neighborhood-level data pegged home values at $820,930 in San Pedro for the most recent reporting period. That number is expected to float around $825,670 in November.

The greater Los Angeles metro had 6,015 new listings and 4,676 listings that went under contract in October, increasing the area’s total available inventory to 16,343—up 2.92% from the previous month. Inventory is projected to have further increased in November.

Of those 16,343 active listings, 19.57% reduced their price by a median of $35,000 in the month of October. The median listing price for homes in Los Angeles fell 0.01% from September to October, bringing the current median listing price to $999,890. Based on projected data for November, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell sharply year-over-year. In October 2023, the median time for a listed property to go pending was 15 days, compared to 22 days in October 2022. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to November.
