Inventory in Los Angeles has expanded in this rolling three-month view, with active listings slightly above 15,000 and only a bit higher than a year ago. New listings are actually down a few percent year over year, so most of the growth in choices comes from homes staying on the market longer. Pending sales and closed sales are both up compared with last year, pointing to steady demand despite more options for shoppers.
Home prices are holding relatively flat year over year, with the typical home value hovering around $1.07 million, even as the median list price has dipped slightly compared with last June. Buyers now see roughly five months of supply, which is higher than last year’s tighter conditions but still leans toward sellers, matching the current seller’s market designation.
Homes are taking more time to sell, with the median days on market jumping from about five and a half weeks last June to around seven weeks now, yet more than a quarter of listings still go off the market within two weeks. About one in three homes sells above list price, a lower share than two years ago but still a sign that well-priced properties attract strong offers.
