Los Angeles is seeing more homes cycling through the market in this rolling three-month view. Active listings are slightly lower than a year ago, yet homes sold and pending sales are roughly flat year over year, showing steady demand. Months of supply has fallen nearly a third compared with last year, now a bit above five months, which keeps conditions tilted toward sellers even with more choices for buyers.

Pricing has softened modestly compared with a year earlier, with the typical home value and median list price both down less than 1 percent year over year. At the same time, the share of homes selling above list has slipped by a few percentage points from last year, and the average sale-to-list ratio is now just under 100 percent, suggesting buyers have slightly more room to negotiate than before.

Homes are taking far longer to sell than they did a year ago, with median days on market more than doubling to about a month and a half in the latest three-month window. That slower pace contrasts with the still-limited supply and only mild price declines, producing a nuanced backdrop for both sides.
