Logan County home values have climbed sharply over the past year, with the typical home value up about 42 percent. Median list prices are also higher than a year ago, rising more than 24 percent. Compared with statewide trends, where Colorado’s median sale price is nearly flat year over year, Logan County is seeing much stronger price growth.

Looking at May 2026 specifically, the typical home value was about $305,000 while the median list price was lower, around $267,000, suggesting some room for negotiation. Sales activity cooled month over month, with homes sold dropping by more than half compared with April, even as new listings ticked up slightly to 33.

Inventory has expanded, with active listings up nearly 10 percent from the prior month and months of supply jumping to 7.5, well above Colorado’s 4 months and pointing to a more neutral or buyer-leaning environment. Homes are also moving more quickly than earlier in the year, with median days on market down sharply from April to 45 days, even though the average sale-to-list price ratio has slipped to just over 90 percent and no recent sales closed above asking price.
