Colorado’s housing market has seen some notable shifts over the past year, with typical home values down about 4.26 percent even as pending sales have risen 3.11 percent. New listings have fallen 12.27 percent year over year, and inventory is also down 12.01 percent, helping keep conditions tilted toward sellers.
In March 2026, the typical home value stood near $604,300 while the median list price was about $602,000, showing prices holding fairly close to one another. Homes spent a median of 45 days on the market, which is 40.63 percent higher than a year ago but sharply lower than the prior month as days on market dropped 35.71 percent month over month.
Recent activity shows 25,180 homes available with 11,871 new listings and 10,213 pending sales, alongside 3.8 months of supply that supports the current seller’s market reading of 25 on the market gauge. Looking ahead to April 2026, projections point to a typical home value around $609,800, a median list price near $596,900, and inventory edging up to about 25,813 homes, and buyers and sellers can both turn to Agent Pronto to connect with an agent who understands these conditions.
