Buyer activity is steady, with 30 homes under contract in March 2026 and 36 new listings coming on the market. Compared to a year ago, though, new listings are down sharply, and pending sales have fallen by about 30 percent, showing less turnover overall.
Pricing is holding firm at elevated levels even with this slower contract flow. The typical home value is about $2,014,000, up roughly 11.9 percent year over year, and the median list price sits around $2,272,500 with a projected rise to about $2,309,250 next month.
