Buyer and seller activity in Westport has cooled notably. Only 50 homes were available in February 2026, with just 19 new listings and 22 going under contract. Inventory is down sharply from last year, falling 36.71 percent, and new listings have dropped more than half year over year.
Pricing is adjusting unevenly to this slower flow of homes. The typical home value has slipped 25.23 percent over the past year to about $2,037,500, though it inched up 0.99 percent month over month, and is projected to rise slightly again in March to $2,047,500. By contrast, the median list price pulled back to roughly $2,199,000 in February, a drop of 15.42 percent from the prior month, and is expected to land closer to $1,998,500 next month.
Homes are taking longer to sell than a year ago, with the median time on market at 47 days, up 23.68 percent annually but improving 6 percent from January. Even with that slowdown, Westport still looks like a seller’s market, with only 3.6 months of supply, about 35.71 percent of sales closing above asking, and final prices averaging 1.24 percent over list.
