Buyer activity is more uneven, with 44 homes sold in September after a sharp month-over-month jump but a sizeable drop compared with a year ago. New listings and pending sales both declined year over year, signaling a slower flow of properties into and through the pipeline.

Conditions currently favor buyers, with months of supply at 6.9, far above the state level of 5.6 and more than triple where it was a year ago. Homes are taking longer to sell than last year, with median days on market up 31 percent to 90 days, even though they have shortened significantly from August.
