October’s finalized data reported the typical value of a home in the city to be $214,000—down 19.25% over the previous 12 months. For comparison, county-level data pegged home values at $250,990 in Spalding County for the most recent reporting period. That number is expected to float around $243,990 in November.
Griffin had 55 new listings and 32 listings that went under contract in October, increasing the area’s total available inventory to 129—up 5.74% from the previous month. Inventory is projected to have further increased in November.
Of those 129 active listings, 32.56% reduced their price in the month of October. The median listing price for homes in Griffin grew 7.32% from September to October, bringing the current median listing price to $220,000. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In October 2025, the median time for a listed property to go pending was 48 days, compared to -1 days in October 2024.
