Inventory in Houston County has tightened over the past year, with active listings down more than 22 percent to 906 in August. New listings are also lower than a year ago, even though they ticked up nearly 8 percent from July. Pending sales and closed sales both trail last year, suggesting buyers are being a bit more selective even as options shrink.
Pricing has held relatively steady in this environment. The typical home value is just under $300,000 and is up about 2 percent compared with last August, while the median list price has slipped slightly year over year. Homes are taking longer to sell, with the median days on market rising to 53 and up sharply from July, and only about 26 percent are going under contract within two weeks.
Supply sits at 2.9 months, keeping Houston County in a seller’s market and noticeably tighter than Georgia overall, where supply is about 5.2 months. Homes here are still closing close to asking price, with an average sale-to-list ratio of nearly 99 percent and only about 13 percent selling above list, down from last year.
