Inventory in Houston County has tightened over the past year, with 630 homes for sale, down about 20.15 percent from a year ago. New listings also slipped 15.56 percent year over year to 266, while pending sales declined 12.34 percent. With only 2.4 months of supply and a seller's market gauge of 23, homes are moving at a measured but steady pace.
Pricing is responding to this lower supply, as the typical home value has risen to about $292,000, up 5.42 percent from last year and 4.33 percent month over month. Median list prices climbed to roughly $303,457, a 6.48 percent monthly increase, while the average sale-to-list ratio is just under full price at 98.64 percent, and about 16 percent of homes are selling above list.
Even with values still below the Georgia typical home value of $375,700, Houston County homes are spending longer on the market than a year ago, at 64 days, up 39.13 percent year over year but slightly faster than last month. Looking ahead to April 2026, projections show the typical home value edging up to $298,053, with median list prices around $312,685 and inventory easing to about 605 homes.
