Houston County is seeing fewer homes available even as more deals are getting done. Active listings are down about 18% from last year, while homes sold in June rose more than 8% year over year. New listings also declined roughly 14% annually, so supply is tightening even as buyer activity holds up.
Prices are edging higher in response to this lower inventory. The typical home value is up about 2% from a year ago, and the median list price has risen just over 3% year over year, keeping Houston County below the statewide median sale price. Homes are selling faster than last summer, with median days on market dropping sharply compared with a year ago and months of supply falling to about 2.2, far leaner than Georgia’s roughly 4.9 months.
Seller leverage is showing up in contract terms as well. Around 22% of recent sales closed above list price, an increase from both last month and last year, and the average sale-to-list price ratio is hovering near 99%. At the same time, overall activity and pricing trends indicate that buyers still have options, especially compared with the broader state market.
