Year over year, Liberty County’s typical home value has dipped a bit, down a few percent compared with last May. Median list prices have also edged lower, signaling some softening on the pricing side. At the same time, homes are sitting on the market much longer than a year ago and months of supply has climbed sharply, both pointing toward more favorable conditions for buyers.

Looking at May 2026 specifically, the typical home value is about $270,000, with the median list price slightly higher at around $277,000. Inventory has grown to 623 active listings and months of supply has reached 6.5, well above Georgia’s 4.6 months, underscoring Liberty County’s stronger tilt toward a buyer’s market.

Despite the rise in options for shoppers, fewer homes are actually changing hands, with sales down more than a quarter from last year and pending contracts also lower. Sellers are seeing less intense competition, as only about 14 percent of properties sold above list in May and the average sale-to-list ratio is just under 100 percent.
