Year over year, Liberty County’s prices have inched up while activity has slowed. The typical home value is up slightly compared with last June, but homes sold have dropped sharply, falling by more than 40 percent. Inventory has expanded at the same time, with active listings up nearly 10 percent from a year ago.

Looking at June 2026 on its own, buyers are seeing more choices and more time to decide. There are 695 active listings and months of supply has climbed to 6.6, well above Georgia’s 4.9 months, which tilts conditions toward a buyer’s market.

Homes are taking much longer to sell than last year, with the median days on market holding at 75 days and up dramatically year over year. New listings have surged more than 38 percent compared with last June, while pending sales are down by about one third, signaling softer demand. Even with that slowdown, sale prices are still close to asking, with an average sale-to-list ratio near 100 percent and about 22 percent of homes selling above list.
