Pierce County is seeing a relatively small pool of homes for sale, with 68 properties on the market and 16 new listings recently added. Supply has dipped month over month, down about 10.53 percent, yet inventory is still up 6.25 percent from last year. Buyers are putting more homes under contract as pending sales have risen 40 percent compared to a year ago.
With homes taking a median of 96 days to sell, properties are spending much longer on the market than they did both a month and a year ago. Even with that slower pace, conditions lean toward sellers, as indicated by a seller’s market gauge of 32 and only 4.5 months of supply available.
Pricing is adjusting to these conditions, with the typical home value at about $245,000 in February 2026, well below the Georgia average of $370,000 but up 6.52 percent from the prior month. Sellers are achieving close to their asking prices with an average sale-to-list ratio of 0.97, though only about 6.67 percent of homes sell above list and roughly 27.94 percent see a price drop. Looking ahead to March 2026, the typical home value is projected to edge up to $252,500 and the median list price to $373,350, even as inventory is expected to tighten slightly to 64 homes.
