Pierce County is seeing a steady flow of homes on the market, with 105 active listings in May and inventory up more than 23 percent from a year ago. New listings, however, have dropped sharply year over year, falling more than 30 percent, which may limit fresh options for buyers. Pending sales ticked up from April but are still slightly below last year, suggesting a balanced pace between buyers and sellers.
Prices have been moving noticeably, with the typical home value around $368,900 in May, up more than 54 percent from a year earlier and also rising strongly month over month. List prices have been much steadier by comparison, showing only a modest increase from last year and a small decline from April, which hints that sellers are being careful about how high they price.
Homes are taking much longer to sell than a year ago, with the median days on market jumping to 82 and months of supply climbing to 5.2, higher than the 4.6 months seen across Georgia overall. Nearly all homes are selling very close to their list price, with an average sale-to-list ratio just under 100 percent and virtually no sales closing above asking in May.
