Even with fewer new listings year over year, pending sales jumped to 8, a 166.67% increase, signaling stronger contract activity. Months are stretching slightly for active sellers, with homes spending a median of 65 days on the market, up over 9% from the prior month.
Pricing is responding in different ways for asking prices versus overall values. The median list price dipped to about $549,900 in February, down more than 11% month over month, while the typical home value climbed sharply to roughly $668,000, up 24.28% from January.
