Inventory in Boise County has tightened, with active listings down nearly 12 percent from last month and about 28 percent lower than a year ago. New listings have slowed even more sharply, dropping more than 56 percent month over month and almost 47 percent year over year. Despite fewer homes coming on the market, months of supply has risen to 4.3, pointing to a neutral balance between buyers and sellers.
Contract activity is mixed, as homes sold are up more than 30 percent compared with last year while pending sales are running slightly below their year-ago level. Idaho as a whole has less inventory, with about 3.1 months of supply, so Boise County is currently looser than the statewide market.
Pricing is adjusting to these supply and demand shifts. The typical home value is up almost 20 percent year over year, even as the median list price has fallen more than 22 percent over that same period, suggesting sellers are repositioning asking prices while closed sales remain relatively strong. Homes are taking longer to sell than last month, with median days on market jumping to 142, and virtually none are closing above list price, reflected in an average sale-to-list ratio of 96.7 percent.
