Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Apr 2026).

Inventory in Boise County has edged up, with active listings rising slightly over the past month and sitting above last year’s level. Homes under contract are also gaining momentum, as pending sales are up strongly year over year while closed sales have nearly doubled compared with a year ago. With months of supply at 4.8, conditions lean neutral and give both sides a bit more room to negotiate.

Prices are adjusting after a period of higher values. The typical home value has dropped more than 20% from last year, and it also declined sharply from March, suggesting buyers have more leverage on pricing than they did in 2025. Sellers are responding with higher list prices than in recent months, yet homes are taking much longer to sell, with median days on market jumping significantly over the past year.

Compared with Idaho overall, Boise County’s prices sit below the state median, while its inventory is looser and sales are moving more slowly than the broader market. Only a small share of homes are selling above asking, and the average sale-to-list ratio just under 100% shows most deals are closing close to list price rather than with large premiums. Buyers who want to understand how to use these shifting conditions to their advantage and sellers who need help pricing and timing their move can both turn to Agent Pronto to connect with a knowledgeable local agent.

Learn more about what Boise County has to offer.

Boise County offers residents a vibrant mix of outdoor recreation, a close-knit community, and a high quality of life with accessible services and a rich local heritage.

Boise County offers a distinct mix of rugged mountain life and small‑town community that feels worlds apart from nearby Boise and Meridian, yet remains within a reasonable drive. Historic communities like Idaho City and Garden Valley appeal to residents who value forested views, river access, and a slower pace supported by year‑round recreation.

Locals spend weekends on the Payette River, at Kirkham Hot Springs, or exploring trails in Boise National Forest. Family life centers around small schools such as Idaho City High School and community hubs like the Idaho City Public Library, while nearby Crouch offers a growing arts and dining scene. Annual events and historic sites managed by the Idaho City Historical Foundation keep the county’s mining heritage in daily view.

Housing ranges from cabins and riverfront retreats to custom mountain homes and in‑town properties, each shaped by terrain, winter conditions, and access to Eagle and Kuna for work or services. Inventory can be tight and highly seasonal, with factors like snow load, wells, and septic systems affecting both value and timelines.

Whether you are selling a long‑held homestead or looking for your first mountain property, timing and preparation matter in Boise County’s niche market. Agent Pronto connects you with a real estate professional who understands local conditions and can guide both buyers and sellers through each step.

“Lynn provides excellent service. She knows the business inside and out. She knows what needs to get done and who can get it done. Very proactive and helpful with suggestions and information. Lynn helped us set up meetings, appointments and stood in as our proxy as we lived out of state and couldn't attend every meeting in person. She is very professional and a great asset. So thankful to have had her working on our behalf. We highly recommend Lynn if you are looking to buy or sell a home.”

“Sydney was the listing agent of the property we were interested in viewing. We had to travel over 11 hours to get to Sandpoint and another offer had come in. Our request was to please let the sellers know that there would likely be an offer coming in, and hoped they would wait for 3 days until we could get there. She relayed that information, and the sellers waited for us. It's sometimes a very hard task to be the listing and selling agent, but Sydney has a skill set that many don't possess and her dual roll in negotiations ended up with the successful contract. Additionally, she helped us by making calls and directed us to proper agencies and professionals to have our questions answered regarding rules and regulations for building a home in the area. Excellent, excellent. Sydney is a jewel!”

“Debbie Taylor was a pleasure to work with. We are moving from out of state, which creates some special concerns. Debbie was always available to answer questions, calm our nerves, and advise us on situations that we had not considered. Debbie went above and beyond by face timing the property, making a floor plan to help us plan our furniture, and guiding us to a list of local professionals that also were extremely helpful, accommodating, and pleasant. She has been very welcoming. I feel like I have a new friend. I would highly recommend Debbie Taylor!”
