Information and statistics on the latest trends in the Idaho real estate market, updated for December 2025. *

The typical home value in Idaho is projected to be $513,200 for the month of December. November’s finalized data reported the typical value of a home in the state to be $512,400—up 8.79% over the previous 12 months.

Idaho had 1,886 new listings and 2,050 listings that went under contract in November, decreasing the area’s total available inventory to 7,602—down 12.73% from the previous month. Inventory is projected to have further decreased in December.

Of those 7,602 active listings, 25.18% reduced their price in the month of November. The median listing price for homes in Idaho fell 2.7% from October to November, bringing the current median listing price to $489,500. Based on projected data for December, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 66 days, compared to 73 days in November 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this December.
