Idaho home values have climbed meaningfully over the past year, with the typical home value up nearly 8 percent. Median list prices are also higher than a year ago, rising about 3 percent. Even with these gains, fewer homes are available compared with last year, as active listings are down roughly 16 percent.
Looking at August 2026 specifically, the typical home value is about $513,000, while the median list price sits just over $501,000. Buyers are facing relatively lean inventory at around 2.9 months of supply, which points to conditions that still favor sellers overall.
Sales activity has been solid, with homes sold up about 10 percent year over year and nearly 2,800 closings in August alone. Homes are spending a median of 48 days on the market, slightly faster than last year, and nearly 16 percent of sales are closing above list price as the average sale-to-list ratio hovers around 99 percent. New listings and pending sales are both down from a year ago, suggesting owners may be slower to put properties on the market even as demand holds up.
