Home values in Idaho are up modestly from last year, with the typical home value rising nearly 4 percent year over year. Median list prices have also increased a bit, while active listings are down more than 14 percent compared with a year ago. Homes are selling slightly faster as median days on market have fallen about 10 percent year over year.
In the latest monthly snapshot for September 2026, the typical home value is about $494,000 and the median list price is just under $500,000. Inventory sits at 10,535 active listings, with 3.1 months of supply indicating conditions that still lean toward sellers even as supply climbed from the prior month.
Sales activity shows 2,518 homes sold in September, down slightly from August but up a bit from last year, while pending sales are lower year over year by more than 11 percent. Homes are spending a median of 45 days on the market, and roughly 14 percent of properties are still selling above list price, with an average sale-to-list ratio near 99 percent.
