Inventory in Boise is tight in this rolling three-month view, with only about 1.3 months of supply available. Active listings are down compared with a year ago, even as homes sold have risen markedly over the same period. Contracts are flowing quickly, with a median of just 11 days on market and more than 60 percent of homes going off the market within two weeks.

Pricing has inched upward compared with last year, with the typical home value up a bit and now in the mid-$500,000s. At the same time, the share of homes selling above list price has climbed from about 30 percent a year ago to roughly one-third of sales today, and the average sale-to-list ratio is just over 100 percent.

Buyers face strong competition as more properties go under contract quickly despite slightly lower listing counts than last year.
