Inventory in Adams County tightened in July 2026, with active listings down nearly 18 percent from a year ago and new listings lower by about 21 percent. Contract activity stayed relatively steady, as homes sold dipped just 3 percent year over year while pending sales actually rose nearly 18 percent, pointing to a solid pipeline of deals.
Pricing has been moving up even as fewer homes come to market, with the typical home value climbing more than 40 percent compared with last July. At the same time, sellers have recently been pricing more conservatively, reflected in a median list price that is down more than 20 percent year over year and an average sale-to-list ratio near 99 percent.
Homes are generally moving faster than they did a year ago, with just 1.5 months of supply versus 2.8 months across Indiana, although the typical property spent about 23 days on market in July after much shorter times earlier in the spring.
