Indiana is currently tilted toward sellers, with conditions still favoring those listing their homes. Months of supply sits at 2.6, well below the level typically associated with a balanced market. Homes are also moving in just over a month, with a median of 36 days on market.

Home values and activity have both inched higher compared with last year, which helps explain the seller-leaning gauge. The typical home value is up a few percent year over year, and homes sold have increased by about 7%, showing more closed deals. Buyers are seeing more choices too, as active listings are up around 9% from a year ago while new listings have risen moderately.

Even with more inventory, pricing power has not swung completely to buyers. Only about 15% of homes are selling above list price and the average sale-to-list ratio is just under 98%, suggesting sellers are achieving prices close to their asking figures rather than frequent bidding wars.
